If you're browsing property listings for the first time, the terms alone can feel like a different language. TCT, CCT, RFO, lot area versus floor area — what do they actually mean, and why does it matter which one a listing uses? Here's a plain-language glossary to help you read any listing on PRED.PH (or anywhere else) with confidence.

TCT (Transfer Certificate of Title): This is the document that proves ownership of a house-and-lot or a land property. If a listing says "TCT" and gives a title number, that's a good sign — it means the property has its own individual title.

CCT (Condominium Certificate of Title): The condo equivalent of a TCT. Every condo unit has its own CCT once the developer registers it individually, separate from the whole building's title.

Lot Area vs. Floor Area: Lot area is the size of the land itself. Floor area is the size of the livable space inside the structure. A 100 sqm lot can have a two-story house with 150 sqm of floor area — these numbers are not interchangeable, so always check both when comparing properties.

RFO (Ready for Occupancy): The unit or house is already built and can be moved into once payment terms are settled — no waiting for construction.

Pre-Selling: The property is still being built or hasn't started construction. You buy based on the developer's plans and timeline. Usually cheaper than RFO, but comes with construction and delivery risk.

Reservation Fee: A small upfront amount (often ₱10,000–₱50,000) to "hold" a unit while you process financing or documents. Always ask if it's refundable and under what conditions.

Turnover Date: For pre-selling properties, this is the promised date the developer will hand over the finished unit to you.

Zonal Value vs. Market Value: Zonal value is the BIR's assessed value used to compute taxes—it's often lower than the actual market/selling price. Don't be confused if you see a lower number on tax documents than on the actual listing price.

HOA Dues / Association Dues: Monthly fees paid to the homeowners' association or condo corporation for maintenance, security, and common area upkeep. Always factor this into your monthly budget, not just the mortgage.
